SFL pre-lets the entire Biome building in Paris to La Banque Postale and SFIL

Paris, June 29, 2022: While the delivery of the Biome building is expected for the summer following a major restructuring project involving nearly 25,000 m², SFL, the benchmark for tertiary real estate first-rate Parisian, can already announce that La Banque Postale and SFIL will market all of the offices at 112-114 avenue Emile Zola / 52 rue Violet in Paris 15e borough. The transaction covers all office space as well as adjoining facilities such as the staff restaurant, service premises and the congress centre, representing more than 23,000 m².

La Banque Postale, a subsidiary of the La Poste group, and SFIL* are major players in financing the French economy and local authorities. They have signed two ten-year leases and plan to move their teams into the new premises from mid-2023, after completion of the internal configuration work.

The historic headquarters of SMA BTP was acquired by SFL in 2017. The emblematic building dates from the 1960s and is the work of architects Fernand and Francis Leroy, Raymond Lopez and Henry Pottier. Located in a mixed neighborhood with an exceptional quality of life, Biome extends over a 6,000 m² plot, offering the opportunity to build a unique property, exemplary in its environmental ambitions, and a showcase of SFL’s know-how.

One of the first low-carbon BBCA Renovation projects in Paris, Biome is a benchmark in terms of environmental performance. The project had ambitious environmental objectives such as limiting the carbon impact of the materials used, choosing a simple design, reusing original elements and promoting biodiversity by creating spaces planted with regional and varied species.

Jouin Manku (architectural concept and design) and Yrieix Martineau Architecture (YMA) (lead architect) worked together on the extensive remodeling of the complex. They combined their talent and ideas to create the new architecture, emblematic of its district, while placing the energy transition at the heart of the project. The work to redevelop and enhance the outdoor spaces was carried out by landscaper Thierry Laverne.

The project consisted of redeveloping the existing main building to increase the number of work spaces and creating new efficient and more transparent facades overlooking the city, as well as constructing a new building on avenue Emile Zola. A true technical challenge, the new building, equipped with a concrete exoskeleton and an inclined plane over eight floors, is linked to the existing structure by a transparent walkway. The complex has approximately 3,500 m² of outdoor space, unmatched by any other real estate in Paris – including a landscaped garden, terraces with views and numerous balconies.
